Barnsbury

Friel Welch is supporting the client team on the Barnsbury Estate Regeneration, a major multi-phase project delivering more than 1,100 new and replacement homes with JV partner Newlon. Our role is centred on Phase 1b, a mixed-tenure phase delivering 340 homes (277 private and 63 social rent replacement) alongside new residential facilities.

We are appointed to procure and assemble the full design team specifically for the Gateway 2 process, ensuring Phase 1b enters Stage 3 with a coordinated, competent team aligned to Building Safety Act requirements. This includes advising on tender strategy, managing market engagement, and establishing the structure needed for future Gateway 2 compliance and technical assurance.
