Brunner Road

Friel Welch is delivering the full Gateway 2 management and compliance process for Brunner Road, a 430-bed Purpose-Built Student Accommodation (PBSA) scheme classified as a Higher-Risk Building. Acting as the client’s independent Gateway 2 lead, we provide immediate access to high-level commercial, technical and regulatory expertise without the need for an in-house compliance team.

Our role includes targeted design assurance, Golden Thread management, Stage 3–4 technical reviews, and procurement and market testing of key packages. We also coordinate architects, engineers and specialist consultants to ensure the scheme meets all Building Safety Act requirements while remaining buildable and commercially robust.

With experience delivering more than 2,500 homes across complex brownfield sites, we bring practical delivery insight directly into the Gateway 2 process — giving clients confidence that their PBSA HRB scheme will achieve full compliance and regulatory approval.
