Friel Welch is delivering the full Gateway 2 management and compliance process for Brunner Road, a 430-bed Purpose-Built Student Accommodation scheme classified as a Higher-Risk Building.

Acting as the client's independent Gateway 2 lead, we provide immediate access to high-level commercial, technical and regulatory expertise without the need for an in-house compliance team. Our role includes targeted design assurance, Golden Thread management, Stage 3-4 technical reviews, and procurement and market testing of key packages.

We coordinate architects, engineers and specialist consultants to ensure the scheme meets Building Safety Act requirements while remaining buildable and commercially robust. With experience supporting complex brownfield and residential-led developments, Friel Welch brings practical delivery insight directly into the Gateway 2 process.
