Friel Welch provides technical delivery and construction support from RIBA Stage 4 through to practical completion and beyond. Working alongside the design team, contract administrator and project manager, we resolve the technical issues that arise during construction, including contractor queries, design changes, Building Control comments, warranty requirements, planning conditions, party wall matters and third-party interfaces.

We maintain the technical thread between the design intent, approved information and completed building. By coordinating decisions and resolving issues promptly, we help protect quality and compliance while reducing the risk of avoidable variations, defects, disputes and late stage surprises.

Technical continuity through Stage 5

This service complements project management and contract administration but performs a distinct role. The project manager manages the project, the contract administrator administers the contract and Friel Welch maintains technical continuity through construction.

We provide additional capacity to the design team by reviewing RFIs, submittals and contractor proposals, coordinating technical responses and recording decisions and their implications. The architect retains design leadership. We provide the support needed to keep the project moving without compromising design intent or compliance.

Where the appropriate project management or contract administration appointments are not in place, we advise the client on what is required rather than absorbing responsibilities outside our service.

Our support continues through handover, building control and warranty close out, snagging, defects and post-completion queries.

We help categorise issues, coordinate technical responses and maintain a clear record of what was designed, approved, changed and built. This supports an orderly close out, clarifies responsibilities and helps protect the client’s warranty position after completion.
