Why contract administration matters in prime residential refurbishment

Following the recent completion of an extensive refurbishment of a townhouse in Belgravia, Friel Welch has concluded its appointment as Contract Administrator.

Substantial residential refurbishments involve decisions throughout construction. Existing conditions can reveal unexpected work, designs may develop and client requirements can change. A clear process for recording and administering these changes helps the client and contractor understand their responsibilities and the implications for cost and programme.

The Contract Administrator manages the building contract between the client and contractor. Depending on the contract, responsibilities typically include issuing formal instructions, administering variations, certifying payments, assessing requests for additional time and certifying practical completion.

Although appointed by the client, the Contract Administrator must exercise impartial judgement when making contractual assessments and issuing certificates. Clear records, timely decisions and consistent application of the contract help reduce uncertainty and the potential for disputes.

For private clients undertaking a significant refurbishment, effective contract administration provides a structured way to manage change and navigate the contractual decisions that arise as work progresses.
