Project and Cost Management in the Cotswolds

Friel Welch brings project management, quantity surveying and design coordination together for private homes and estates in the Cotswolds. We support renovations, extensions and new homes, from early appraisal through to construction and handover.

Working alongside your architect, interior designer and specialist advisers, our directors help you make informed decisions, manage the budget and keep the project moving.

A clear plan for your home and estate

A country-house project often extends beyond the main building. Guest accommodation, outbuildings, landscaping and services need to be considered alongside the house.

We bring the brief, budget, programme and professional team into one coordinated plan. Where a property is historic, we work with your appointed specialists to understand the constraints and investigations needed before decisions are made.

How we support your Cotswolds project

Pre-acquisition advice

Before you buy or commit to a design, we help test your plans against the likely cost, programme and technical constraints. Working with your surveyors and specialist advisers, we identify the investigations and unresolved questions that could influence your next decision.

Project and design management

We coordinate the professional team, programme and decisions needed to move the project forward. Architecture, interiors, structure and building services are considered together, with clear responsibilities and timely information to support procurement and construction.

Cost planning and procurement

We develop cost advice around the agreed scope, making allowances and exclusions clear. We help prepare tender information, compare contractor proposals and examine the specification, procurement route and remaining uncertainties before you make a commitment.

Construction and handover

During construction, we coordinate progress, reporting and the decisions needed from you and the team. Where appointed, we also provide cost management and contract administration. We help organise inspections, outstanding works, handover information and project close-out within the agreed scope.

Our directors, personally involved

Our directors remain closely involved in your appointment, giving you a senior point of contact and clear recommendations as the project develops.

We work directly with you or alongside your family office and existing advisers. Whether you are local or based overseas, we agree how progress is reported and decisions are made, with discretion around your personal requirements, budget and project information.

Your questions

Can you help with a listed property?

Yes. We provide project coordination, cost advice and procurement support alongside the appointed architect and heritage specialists. We help connect their advice with the investigations, design information and decisions needed to plan the works.

Can you advise before we buy a house?

Yes. An early review can examine your intended alterations, likely project costs and route to delivery. We identify where specialist surveys or advice are needed and explain which assumptions remain unresolved.

Can you coordinate works beyond the main house?

Yes. Our agreed scope can bring together outbuildings, guest accommodation, landscape works and infrastructure with the main house project. We establish responsibilities and sequencing with the relevant specialists, including any proposed phases of work.

Do we need to appoint you for the whole project?

No. We can provide a defined review, cost plan or procurement appointment, or wider support through design and construction. We agree the responsibilities, deliverables and fee basis before starting.
