Friel Welch was appointed to provide pre-construction and tender management services for a bespoke c.8,000 sq ft private residence in Oxfordshire. Working alongside the client and consultant team, our role focused on preparing the project for market through detailed technical review, procurement management and commercial coordination.

Our appointment included a comprehensive review of Stage 4 technical design information across architectural, structural and MEP packages, identifying coordination issues, buildability risks and commercial gaps before tender issue. We also prepared the scope of works and structured pricing documentation to establish clear contractor responsibilities and enable like-for-like tender returns.

Friel Welch managed the full tender process, including contractor clarifications, tender analysis, value engineering coordination and final procurement recommendations. Following contractor selection, we supported contract preparation and pre-construction mobilisation to help ensure a coordinated transition into the construction phase.
