Project management for private homes in Berkshire

Friel Welch provides independent project management for private homes and estates in Berkshire. From a substantial house renovation to a new home, we help connect your brief with the design, budget and route to construction. Our directors work alongside your architect and specialist advisers, bringing project management, quantity surveying and design coordination together within an agreed appointment.

One plan for the house and its setting

A country-home project can reach well beyond the main house. Guest accommodation, outbuildings, gardens and services may need to be planned alongside the refurbishment or new build. We help turn that wider ambition into a defined scope, with responsibilities, budgets and priorities agreed across the team. Where work is phased, we consider the connections between stages before individual packages are committed.

How we support your Berkshire project

Project and design management

We coordinate the professional team, programme and decisions needed to move your project forward. Architecture, interiors, structure and building services are considered together, with clear responsibilities and information requirements to support procurement and construction.

Quantity surveying and cost planning

We consider the complete project budget alongside the developing design, including the house, fit-out, external works and services. Allowances, exclusions and contingency are made clear, so you can understand what is included and assess changes before committing.

Tendering and procurement

We help the team prepare a clear scope for tender, identify unresolved information and compare contractor proposals. For works across a larger property, we consider how the main building contract and specialist packages fit together, including access, sequencing and responsibilities.

Construction and handover

Where appointed, we provide project management, cost management and contract administration during construction. We coordinate progress, reporting and client decisions, and help organise inspections, outstanding works and handover information within the agreed scope.

Your questions

Can you help before we buy a property?

Yes. We can assess the likely cost, programme and delivery implications of proposed works, alongside surveyors and planning or heritage specialists. Early advice helps you understand the project commitments before proceeding with an acquisition.

Can you work with our existing architect and interior designer?

Yes. We work alongside the appointed team, agreeing responsibilities and coordinating information. This helps connect the design ambition with the budget, procurement plan and decisions needed from you.

Do we need fully completed drawings before tendering?

The information required depends on the procurement route. We review the design and scope, identify unresolved items and help the team prepare an appropriate pricing package, with assumptions and outstanding decisions made clear.

Can you join at the tender stage?

Yes. We can review tender readiness, manage the tender process or analyse returns under a defined appointment. We first establish what information is available and where clarification is needed.
